Holcom HQ nasce dall’idea di unire nello stesso edificio più di 20 società appartenenti alla holding con una presenza fortemente iconica nel paesaggio urbano di Beirut.

Il progetto interpreta l’identità di Holcom con un concept denso e allo stesso tempo diversificato, basato su una serie di layers che ai vari livelli sviluppano diverse funzioni, dalle warehouses agli spazi ufficio avanzati, il tutto avvolto in una doppia pelle che, con gli spazi interni, forma un unico sistema coordinato e coerente.

Sviluppato su 7 livelli fuori terra per 35.000 mq di superficie, Holcom H.Q. può accogliere fino a 1.000 persone e diverse organizzazioni contemporaneamente con un progetto che ha puntato su una virtuosa combinazione di fattori:

. Equilibrio tra valorizzazione delle superfici e massima vivibilità degli spazi (aree verdi, terrazzi, luoghi comuni, uffici, parcheggi, conferenze)

. Gestione razionale dei flussi interni ed esterni

. Ottimizzazione di tutti gli aspetti energetici e ambientali

. Flessibilità degli spazi interni (space planning e scelte architettoniche)

. Rappresentatività architettonica capace di un dialogo aperto tra modernità e tradizione

L’edificio si presenta con un primo, forte segno caratterizzante: la facciata, interfaccia di mediazione tra modernità e tradizione figurativa dell’area culturale in cui sorge il complesso. Costituita da una griglia metallica e elementi cromati, uniti in moduli eterogenei che, insieme, creano un effetto ‘random’, la schermatura dona unità a tutto il corpo dell’edificio. 

Il carattere dell’edificio è la sua doppia pelle, progettata secondo due sistemi: un curtain wall vetrato e continuo, posizionato a venti centimetri oltre il bordo di soletta per permettere il posizionamento di una fascia di coibentazione termica e acustica, e una schermatura esterna. La pelle esterna crea un pattern dinamico che stempera la massa dell’edificio e conferisce unità alla sua articolazione volumetrica.

Flessibilità e tecnologia sono la chiave di volta del business concept.

Le sottrazioni e tripartizioni dei volumi, oltre a dare luminosità e vivibilità allo spazio interno, definiscono anche i flussi pubblici e privati, in un sistema in cui spazi di lavoro e di relazione sono allo stesso tempo distinti e comunicanti a ogni piano.

I nuclei di supporto sono il tessuto connettivo delle diverse funzioni aziendali. Uno schema che ha permesso layout di piano lineari ed efficienti, organizzati sul modulo funzionale di 1,5 metri che ordina tutti gli elementi in un sistema coerente e flessibile, dalla facciata al pavimento sopraelevato, fino al controsoffitto che segue e accompagna il modulo con una struttura a telaio multifunzionale la quale ospita partizioni in vetro, corpi illuminanti e altre componenti (aerazione, tende, barriere acustiche) tutte riposizionabili.

Lo stesso principio di flessibilità nel tempo ha governato lo stacking plan, mirato a valorizzare tutti gli spazi dell’edificio, dai mezzanini con aree ufficio a quelle aree la cui profondità di piano possa adattarsi a parcheggi, depositi o nuove funzioni di supporto con semplici ed economici accorgimenti: per rispondere alle necessità future di un grande edificio che raggruppa più di 20 società sotto un unico tetto.

L’edificio è inoltre il risultato di accurati movimenti volumetrici: con patii interni, pozzi di luce e integrazione nell’architettura di elementi naturali (vegetazione mediterranea, vasche d’acqua, ecc), anche per equilibrare i tassi di umidità.

Grande rilevanza ha il progetto del verde: 3 chiostrine contenenti piante di bamboo alte 10 mt, 5 alberi di 8 mt a far ombra nelle due terrazze, 18 alberi a ricreare il precedente muro di confine, un bosco di agrumi di 500 mq composto da 65 piante di 5 differenti specie, e un muro vegetale di 90 mq al piano terra di fronte all’ingresso delle lobby principale. Questi impatti di verde, percepibili da ogni piano e da ogni blocco dell’edificio, creano un’atmosfera rilassante e sensibile, senz’altro unica in tutto il circondario composto prevalentemente da un edificato industriale o da riqualificare.

Holcom HQ is based on the idea of bringing together over 20 of the holding’s companies in one single building that will be a highly iconic landmark on Beirut’s cityscape.

The project draws on a dense and, at the same time, diversified concept for interpreting Holcom’s identity based on a sequence of layers accommodating various functions on its different levels, ranging from warehouses to cutting-edge office spaces, all enveloped in a double skin, which, together with the interiors, forms one single coherent and coordinated system. 

Built over seven levels above ground covering an area of 35,000 m², Holcom H.Q. can accommodate up to 1000 people and numerous different organisations at the same time, thanks to a project focusing on a successful combination of factors:

- A balance between enhancing its surfaces and making its spaces as people-friendly as possible (landscaped areas, terraces, communal places, offices, car parks, conference facilities)

- Rational management of both internal and external flows

- Optimisation of all energy/environmental aspects

- Flexibility of its interiors (space planning and architectural features)

- An architectural design capable of creating open interaction between modernity and tradition.

The building makes an immediate impact as a distinctive landmark: the façade is a mediating interface between modernity and the traditional style of the cultural region in which the building is located. The outer cladding, composed out of a metal grid and chrome-plated features that have been combined into heterogeneous modules to create a sort of random effect, instilling unity on the entire building structure.

The most distinctive feature of the building is its double skin, designed based on two systems: a seamless glazed curtain wall placed 20 cm beyond the edge of the floor to allow the installation of a strip of heat/sound insulation, and external cladding. The outside skin creates a dynamic pattern that tones down the overall building mass and unifies its structural layout

Flexibility and technology are the cornerstones of this business concept.

As well as making the interior space brighter and more pleasant to inhabit, removing certain structures and dividing up others into three also dictates the public and private flows as part of a system in which work and relational spaces are both separate and interconnecting on every level.

The support hubs are the connective tissue of the various corporate functions. A scheme that has allowed efficient and linear floor layouts based on a 1.5-metre functional modulus setting out all the different elements in a flexible and coherent system, from the façade and raised floor to the double-ceiling that follows and accompanies the modulus across a multipurpose frame structure housing glass partitions, lighting appliances and other components (air-conditioning, curtains, sound barriers), all of which can be repositioned.

The same principle of flexibility over time also dictated the stacking plan aimed at enhancing all the building spaces, ranging from the mezzanines with their own office areas to those sections whose floor depth can be adapted to accommodate parking, storage or new support functions by means of simple, inexpensive adjustments: to cater for the future needs of a large building grouping together over 20 companies under one single roof.

The building is also the result of careful structural work: incorporating internal patios, wells of light and even natural features in the architecture (Mediterranean vegetation, pools of water etc.), partly to balance out humidity levels.

Greenery is an extremely important part of the project: 3 little internal courtyards accommodating 10-metre-tall bamboo plants, 5 trees that are 8 metres tall casting shadows across the two terraces, 18 trees to recreate the old boundary wall, a wood of 500 m² of citrus fruits consisting of 5 different species of a total of 65 plants, and a 90 m² landscaped wall on the ground floor opposite the main lobby. These green features, which can be seen from every floor and every block of the building, create a relaxing, sensitive atmosphere, undoubtedly unique of its kind in this entire neighbourhood that mainly houses industrial buildings or constructions badly in need of repair and redevelopment.
