Localizzato sul perimetro della cerchia dei bastioni storici della città, l’immobile è immerso in un contesto di pregio storico e commerciale, che vive un momento di sviluppo senza precedenti.

È posizionato in modo strategico, vicino al centro e circondato da infrastrutture.

Bastioni di Porta Nuova è un progetto contemporaneo, ricontestualizzato e reso funzionale dall’intervento puntuale di L22 Urban & Building.

Oltre alla ridefinizione degli spazi interni di alcuni piani sulla base della loro diversa funzione, L22 U&B si è occupata della riqualificazione integrale dell’involucro, incontrando al contempo le esigenze della committenza e quelle dei proprietari del resto dell’immobile, per i quali, oltre alla riqualificazione energetica, è stato messo a punto un restyling della porzione di facciata ‘residenziale’ capace di dialogare con la porzione ‘terziaria’ dei primi tre piani.

I primi tre livelli hanno radicalmente mutato il proprio aspetto, con un nuovo cappotto, nuovi balconi e nuove logge. In quelli superiori, a destinazione residenziale, si è condotto un intervento di restyling in linea col resto del progetto.

In questo modo, oltre al rinnovamento estetico, tutto l’edificio ha beneficiato di un aumento della performance energetica.

L’area ufficio, completamente riprogettata, è ora articolata in spazi modulabili e personalizzabili con layout flessibili e mutevoli. Per facilitare il passaggio di impianti elettrici e predisporre molteplici finiture, il sistema a pavimento è sopraelevato, modulare e ispezionabile.

Serramenti ad alte prestazioni acustiche e termiche completano il quadro di uno spazio efficiente, che ha saputo donare un’immagine contemporanea a un’immobile ormai vetusto.

Set along the perimeter of the city’s ring of old historical ramparts, the property is located in an important historical-commercial setting that is undergoing unprecedented development at the moment.

It is strategically positioned close to the city centre and surrounded by infrastructures.

The client - owner of the lower section of the property, three floors of offices and part of the ground floor used as an entrance and for commercial purposes and also the underground level used for office and business purposes - had to interact and dialogue with the upper three levels broken down into several apartments.

The ramparts of Porta Nuova is a modern-day project that has been revamped and made fully functional by meticulous work carried out by L 22 Urban & Building, Lombardini22’s business unit headed by Marco Amosso specialising in the architectural design of buildings used for commercial, cultural, housing, new building or restructuring purposes.

As well as designing the interiors on selected floors geared to their different purposes, L22 U&B also completed the renovation of the building shell, catering for the needs of both the client and the owners of the rest of the property. As well as upgrading its energy ratings, a section of the ‘residential’ façade was restyled to interact with the “services” section on the first three floors.

The first three levels have literally been transformed by incorporating new cladding, new balconies and new loggias. Restyling was carried out on the upper levels used for residential purposes to fit in with the rest of the project. So, as well as upgrading its appearance, the entire building was also boosted in terms of its energy performance ratings.

The completely redesigned office area is now divided into modular, customisable spaces with flexible and adaptable layouts. To facilitate the transition to electrical systems and cater for multiple finishing features, the flooring system is raised, modular and inspectable. The windows with high acoustic-thermal ratings complete a highly efficient space that has given a very contemporary twist to what had become rather outdated property.
